Temple Terrace has one of the oldest housing stocks around Tampa, from the 1920s Mediterranean Revival homes in the historic district near the Hillsborough River to the ranch houses that came later. The inspection showed the agitator mounting points broken and worn out, so the agitator was replaced and the washer tested through a full cycle. On agitator washers, worn agitator dogs or a broken mount often look like a dead transmission, but cost far less to fix.

- Tub spins but clothes barely move: worn agitator dogs or broken agitator mounts.
- Will not spin, lid closed: a failed lid switch or lid lock.

Do not overload a top loader
Pack the tub loosely and keep big items such as comforters balanced. Overloading strains the agitator, coupler and suspension, and it is behind a lot of the wear we replace.

Most of these are cheaper to fix early. A grinding bearing left alone can damage the tub, and a banging suspension can knock the washer into the wall or pull on the hoses.
